Rainscreen Cladding Passes Project Specific CWCT Testing for Ferry Lane Development, Walthamstow  

Sotech was approached by OCL Facades to assist in designing three new façade systems for Ferry Lane, an £110m project that regenerates the former Ferry Lane Industrial Site along Walthamstow’s High Maynard Reservoir, into an environmentally-sensitive, high-quality and sustainable Build to Rent development.

Sotech’s element of the project is due for completion in March 2019, CWCT testing has been carried out on the three bespoke cladding systems to confirm the suitability of the rainscreen cladding build up.

Managed by OCL, the tests were arranged to provide assurance that the cladding will perform as expected when subjected to various levels of water, air and solid object impact.

The testing included test pressure requirements based on design and wind load, exfiltration, air leakage, impact and suction.

Because façade failure is the most common cause of failure in a new building (according to CWCT), it’s important to combine innovative design and expert industry insight with CWCT testing. Combined with a solid installation process, all parties can have peace-of-mind that a product will deliver as intended.

The development is currently one of the largest purpose-build rental developments in the UK.  Previously the site of a rundown industrial estate, the redevelopment of Ferry Lane provides 480 new private rental sector (PRS) affordable homes, along with 20,000 square feet of commercial opportunity and community spaces.

Designed to achieve Home Quality Mark Level 2, achieve energy savings 36 percent below Part L 2013, and meet BREEAM Excellent for the commercial areas, the project stays true to its sustainable aims.
