About This Project

2500mm2 of ACM A2 Core has been used in the construction of Beaufort Park, a new development in Colindale, in the London Borough of Barnet.

 

ACM A2 Core was selected as it offered significant flatness to the façade. Plus, it’s a pre-coated product, meaning it allows a speedier manufacturing time.

 

To complete this project to specification, Sotech developed a new system – Optima LZ – which allowed a ‘shallower profile carrier rail’ to be used. The new system was created and then tested in a full scale system test. The system achieved CWCT certification to certify that the panels work as required within the wall build up.

 

This is the first project to feature the Optima LZ system which is a variation in substructure profiling than our existing  Optima FC system. The new system was fully CWCT tested specifically for this project.

 

Beaufort Park is a comprehensive mixed-use development incorporating 2,800 new homes and commercial properties in Hendon, North West London.  It is one of the largest residential projects in the UK.

ABOUT FULL SCALE TESTING:

 

In recent months, there has been an increased focus on the important of large sale testing of rainscreen cladding solutions in the construction industry.

 

Full scale system testing involves building a complete model of the proposed build up – including the carrier system, the material, the finish and the firebreaks – and mounting it to a 9 metre demonstration wall to test how it performs under real fire conditions. The aim of the test is to replicate what would happen if a severe fire broke out a window in a block of flats or a story in a high rise building (above 18m).

 

What’s important in these tests is that the full cladding system is tested as a whole to confirm its effectiveness in slowing and controlling the spread of fire in tall buildings. For this reason, the test must assess the cavity barriers and fire stopping, the effectiveness of the construction design and the outcome of the materials specified in combination.
